Once the development control approval is obtained, it is generally preferred to develop the detail design and address the building control legislation. This can be either by Notice (where a building contractor is engaged at this stage) or by Plans (where drawings are prepared to ensure compliance with the Building Regulations). This information is coordinated with the other specialist consultants to prepare and submit Building Regulations Submission.The information prepared at this stage can be incorporated within Party Wall agreements where applicable.
Depending upon the complexity of the project, some clients may choose to tender for the works at this stage on the basis of outline specification and the working drawings prepared for the Building Regulations submission. In more complicated projects and where a more assured control on costs and quality is required, we would recommend that additional technical information is prepared to inform the construction stage.
At stage completion, the key information exchange: Develop the design in sufficient detail to support a Building Regulations submission.
